CITY OF NORMANDY
GUIDELINES
FOR DRAWING PORCH PLANS
These guidelines have been prepared to assist you in
drawing plans which are required to be submitted at the time of
application for a building permit.
The following plan sheets should be prepared and
given to City Hall. Please submit two (2)copies. It is helpful to include
a photo of the side of the building where the porch will be located.
1. Plot Plan
2. Floor Plan
3. Typical Porch Section
4. Elevation View (front and side)
5. Additional Details (if necessary)
The following are lists of the items that should be
shown on the various plan sheets. The illustrations are guides for plan
preparation only to give you basic information on what should be shown on
each type of plan. The illustrations are not necessarily specific Code and
other ordinance requirements. The location of the porch on the site and/or
size of porch might vary as requirements of the Normandy Zoning Ordinance,
the Building Code, and other ordinances dictate, and each will be reviewed
considering the specific conditions of the site.
1. PLOT PLAN (see sample sheet 1)
a. indicate size and shape of your lot
b. indicate address and street (or streets if a
corner lot)
c. indicate alley location (if applicable)
d. indicate size and location of existing house and
other buildings (such as garage)
e. indicate size and location of porch
f. indicate distance between the proposed porch to
be constructed (or existing porch to be repaired) and each of the property
lines
2. FLOOR PLAN (see sample sheet 2)
a. indicate length and width of proposed porch (or
existing porch to be repaired)
b. indicate distance from porch to each side of
house
c. indicate width and location of steps
d. indicate location of post supports if roof is
proposed (or existing)
e. indicate railing
f. indicate column spacing
3. TYPICAL PORCH SECTION (see sample
sheets 3,4, & 5)
a. indicate size of footing
b. indicate depth of footing below grade line
c. indicate type and width of foundation wall or
size and spacing of piers
d. indicate size and spacing of reinforcing rods in
foundation wall
e. indicate depth of crawl space (if wood porch)
f. indicate thickness of floor slab (min. 5")
and spacing of reinforcing rods (min. ½" rods at 8" on center
both ways) or size and spacing of floor joists if wood
g. indicate how porch floor (slab or wood joists)
will be tied into or attached to the existing house foundation wall
h. indicate type, size and spacing of anchors to
foundation in wood joist floor
i. indicate number and size of risers and treads on
stair (if stair run exceeds 12" vertical height, an intermediate
landing is required)
j. indicate foundation support at bottom of stair
k. indicate height of guard railing
l. indicate type and spacing of support posts for
roof (if proposed)
m. indicate size of beam (attached to posts)
supporting roof structure
n. indicate size and spacing of ceiling joists and
roof rafters
o. indicate type of roof sheathing and roofing
material
p. indicate gutter
4. ELEVATIONS (side and front view)
a. indicate height of porch above grade
b. indicate steps
c. indicate column supports and-spacing
d. indicate guard railing
e. indicate roof structure (if proposed)
f. indicate adequate dimensions of the above
5. ADDITIONAL DETAILS
Indicate whatever information is necessary to show
how your proposal will be constructed
